As we move into the second half of 2026, June’s Northeast Ohio housing numbers point to a market that is not simply holding steady—it is becoming more active. Home sales increased year-over-year in all four counties I track, including double-digit gains in Cuyahoga and Stark. At the same time, inventory rose in Summit, Medina, and Stark, giving buyers more homes to consider without significantly weakening seller results. Average price per square foot increased in every county, and sale-to-list ratios remained at 100%. For buyers, the combination of more listings and continued sales activity means there may be additional opportunities, but well-priced homes can still attract quick attention. Knowing the difference between your true needs and the features that would simply be nice to have can make it easier to act confidently when the right home becomes available. For sellers, the market remains favorable, but rising inventory means buyers may have more alternatives than they did a year ago. Thoughtful preparation and a strong first impression can help a home stand out—but that does not necessarily mean every seller needs to complete a long list of repairs or updates.
